Edlington Court Gainsborough

We offer small business start-up tenancies on flexible terms.  Typically this will allow a tenant the security of a 3 year tenancy but with the option to give notice and vacate on or after the first year  subject to giving 3 months' notice.  Other incentives include:  

  • Rents payable monthly in advance
  • No hand over fees
  • No necessity for legal fees*
  • No deposit**

The size of units at these sites range from 37 sqm (400 sqft) to 555 sqm (6000 sqft). 

Rents are from £2,500 per annum plus VAT.

A maintenance rent is charged in addition to the rent. This is for a fixed sum which increases in line with RPI each year. This helps to give certainty as to the cost of future outgoings and helps businesses to budget more effectively. Whereas most business leases require the tenants to repair the inside and outside of their properties, to keep them in repair, and to pay a percentage of the cost of maintaining any shared site areas, at these sites the tenant is only directly responsible for internal repairs. We take care of the repair and maintenance of external and shared areas and charge a maintenance rent to cover the cost of this. The maintenance rent varies from site to site and is stated on the individual property details.

The uses that we permit at these sites must fall within category B1, B2 or B8 of the Town & County Planning (Use Classes) Order. These include manufacture, processing, research or storage.  Other uses may be considered subject to planning.

Please note that all rents are subject to VAT. 

Please check the amount of rates payable with the relevant district council. Business rate relief is often available for small businesses and in some circumstances, no rates will be payable.

* To save costs we use a simple standard legal agreement and therefore we do not request from the tenant a contribution towards landlord's legal fees. If you choose to employ your own solicitor you will be responsible for their fees.

Bardney

Old Primary School Industrial Estate is situated in the centre of Bardney.


Billinghay

Billinghay Small Business Centre is an attractive modern estate situated on Mill Lane, approximately 50 metres from the B1189 (Walcott Road).


Gainsborough

Edlington Court is conveniently situated just off the A631 Thorndyke Way, 1.5 miles from Gainsborough town centre and approximately 15 miles from the A1(M).


Holbeach

Fleet Road is an established industrial estate close to the centre of Holbeach situated approximately 1.2 miles to the A17 (Washway Road).

Holton Le Clay

Lancaster Court is well situated on the outskirts of Holton le Clay. Offering prominent frontage along Louth Road, the site is located just 5 miles south of Grimsby and immediately off the A16.


Horncastle

Holmes Court is located within an established industrial estate on the outskirts of Horncastle within close proximity to the A153 (Boston Road).


Long Sutton

Bridge Road Industrial Estate is located close to the centre of Long Sutton situated on the B1359 approximately 0.5 miles to the A17 & A1101 (Wisbech Road) roundabout.


Skegness

Skegness Business Park is located within an established industrial estate on the outskirts of Skegness within close proximity to the A52 (Wainfleet Road).


Spilsby

Vale Road is an established industrial estate close to the centre of Spilsby situated within close proximity to the A16 (Partney Road).


Swineshead

North End Business Park is located on the outskirts of Swineshead and within close proximity to the A17 and Boston.
